Mission San Jose is the most competitive pocket — 8 days on market and $2.4M+ median. Warm Springs is showing the strongest sale-to-list ratio in the city at 107.5%, reflecting intense BART-driven demand. Condo/TH sellers face a more balanced picture with 3.8 months inventory and 101% sale-to-list — still favorable but requiring sharper pricing.

For buyers: The 12-day DOM on detached homes means you need to be fully pre-approved and ready to move on the first weekend. Newark is worth watching — $1.49M median with 2.5 months inventory gives buyers slightly more time and negotiating room than Fremont proper. The condo/TH market in both Fremont and Newark is the best opportunity for buyers who need more time — 29–52 days DOM and in some cases sub-asking pricing.
