Fremont's Tri-City Neighbor
Newark sits at the northwest border of Fremont, part of what locals call the Tri-City area alongside Fremont and Union City. With a population of about 47,000, it's a compact city with a distinctly suburban character — predominantly mid-century single-family homes built in the 1960s–1980s, with newer condo and townhome communities developed since.
The city's most significant geographic advantage is the Dumbarton Bridge. At the eastern end of the bridge, Newark gives Peninsula commuters direct access to Menlo Park, Palo Alto, Meta, and Redwood City without the Fremont detour. For tech workers at Peninsula employers, this is a genuine quality-of-life advantage.
Schools are Newark's most cited limitation. Newark Memorial High School rates 6/10 on GreatSchools — solid but significantly below Fremont's Mission San Jose (#12 in California) or Irvington (STEM magnet, #51 in California). For families with school-age children prioritizing academic environment, this difference matters and shows up in the price gap with Fremont.
For buyers who are past the school phase, working fully remote, or commuting to the Peninsula — Newark represents genuine value with strong appreciation history. The city has seen 10-year appreciation of over 110%.
